Letting Agent is a kind of a mediator through which the agreement is being made between the landlord and tenant for the rental of the residential property. Factors to keep in mind while choosing a Letting Agent
1. Location of the Letting Agent: -
· Letting Agent should be located in the same area of the rental property so that Letting Agent knows the area and currently how much rent will be reasonable according to the area.
· One of the main plus points of Letting Agent being located in the same area is that Letting Agent will have a lot of local contacts and they are near if something didn’t go as expected.
2. How Long the Letting Agent is in the Business: -
· Make sure to avoid the Letting Agent or the Agency that is just opened a few weeks ago. Many agents are closing down on the daily basis.
· Try to look out for well established Letting Agent or the Agency who have a good reputation and they should be in the business for at least a year.
3. Find out the Marketing Strategy of Your Letting Agent or Agency: -
· Make sure to ask the Marketing Strategy of your Letting Agent. If Letting Agent says that advertisement will be given in papers and it will be listed online.
· Then make sure to check out at both places and if the online listed property had poor quality of photos of the property and not the proper description, then inform your Letting Agent to get it right.
4. Maintenance Policy: -
· Property needs to be looked after. Your Letting Agent should be doing the regular inspections and make sure that tenant is keeping the property in good order.
5. Availability of Your Letting Agent: -
· You should be able to contact your Letting Agent if something goes wrong with the tenant. Make sure you can contact your Letting Agent during office hours and being able to solve any problems that you may face with the tenant.
